The Legal Regulation of Leasing in the Emirate of Ajman

The relationship between the landlord and the tenant is governed by the Amiri Decree No. 2 of 2017, the Real Estate Rental Law in the Emirate of Ajman.





Property can only be rented with a lease contract that follows the model approved by the municipality and is certified by the municipality. This ensures your rights and guarantees the acceptance of the lease contract by official authorities if needed for your transactions.

  1. The body responsible for resolving disputes between the landlord and tenant is the Dispute Resolution Committee, which is formed by a decision of the Crown Prince of the Emirate of Ajman in consultation with the head of the municipality. The committee’s decisions are final and binding.

  2. The tenant will not suffer any harm if the property ownership is transferred to a new owner or if the landlord passes away. The new owner cannot demand the eviction of the rented property or increase the rent.

  3. The tenant cannot terminate the contract before the end of its term unless they notify the landlord of their desire to terminate the contract two months in advance and also pay an amount equal to two months' rent.

  4. Filing a lawsuit by either party of the lease contract does not exempt the tenant from paying the rent during the lawsuit period.

  5. If the tenant discovers that the rent for the property they rented is significantly higher than similar properties in the same building, based on lease contracts for the past three months, they can refer the matter to the Dispute Resolution Committee and request a rent reduction.

  6. The landlord cannot increase the rent mentioned in the contract until after three years from the contract date, and any increase must not exceed 20%.

  7. The landlord must carry out necessary repairs and maintenance of the rented property during the lease period, at least once every three years. The landlord is also obligated to fix any issues that prevent the tenant from benefiting from the rented property.

The Amiri Decree No. 2 of 2017, the Real Estate Rental Law in the Emirate of Ajman, protects the rights of both the landlord and tenant, and the Dispute Resolution Committee has the final say in any disputes that may arise between the two parties.
